In the UK, landlords have a legal duty to ensure all gas appliances, fittings, and flues provided in a rental property are safe, as set out in the Gas Safety (Installation and Use) Regulations 1998. Under these regulations, a valid Gas Safety Certificate (also known as a CP12) must be obtained following an annual gas safety check carried out by a qualified Gas Safe Register engineer. This check must be completed every 12 months and a copy of the certificate must be provided to existing tenants within 28 days, or to new tenants before they move in.
